What is takeoff in construction estimating?

Takeoff (or "taking off") is the process of measuring the quantities of work from the project drawings — lengths of partition track, areas of ceiling and floor, counts of doors, sockets and fittings — so they can be priced. It is the first real act of estimating: every rate in your library is useless until it has a measured quantity to multiply against.

Traditionally takeoff meant a scale rule, a printed drawing and a notepad; more recently, an on-screen measuring tool feeding a spreadsheet. Either way the output is the same: a quantified scope, ready for pricing.

Why it matters

A tender is lost twice by bad takeoff. Measure high and your price carries air the competition doesn't — you lose the job. Measure low and you win the job with the loss built in — which is worse. And speed matters as much as accuracy: tender periods are short, and the firm that can measure a floor in minutes rather than hours prices more work with the same estimating team.

The subtler risk is traceability. When a quantity in the estimate can't be traced back to a specific measurement on a specific drawing revision, every revision that follows is guesswork layered on guesswork.

How it goes wrong

The classic failure is the re-issue. Revision C lands a week before the deadline, the original measurements live in a notepad or a detached spreadsheet, and nobody is sure which quantities moved. Teams either re-measure everything (hours lost) or gamble that nothing important changed (margin lost).
